The CEO of EST-A-TET Kaido at the recently held round table dedicated to the topic of where housing construction can continue in Moscow, it is stated that even within the old borders of the capital there are territories that allow you to build at least thirty million meters of real estate.
We are talking about half -abandoned territories related to industrial zones. To build in these places the declared volumes is quite acceptable, given the density of urban development permitted by law.
The head of the Pioneer Director Council Leonid Maksimov, consent with this statement. He stated that Moscow industrial zones are actually considered the most realistic resources for the construction of new housing facilities. Maximov added in his speech that the capital has another resource – it includes an outdated and emergency housing fund, although the resettlement and demolition of such houses is expensive for developers. There is no way to calculate their costs accurately, so the introduction of such projects is extremely risky.
The participants in the event also said that the construction in industrial territories and areas in which the demolition of dilapidated housing is planned should not only be based on developmental capabilities, since this leads to an increase in the cost of square meters.
